A written offer in 24–48 hours
You get a written cash offer within 24–48 hours of us seeing the house or getting the details we need.
We buy houses ourselves, for cash and as-is, in Charleston, Mount Pleasant, West Ashley, James Island and the rest of the tri-county area. No agent, no showings, no repairs.
Exactly what we commit to, and what each promise depends on.
You get a written cash offer within 24–48 hours of us seeing the house or getting the details we need.
When the title is clear, we can close in as little as 7–14 days. You pick the closing date, and a later date is fine if you need time to move.
We charge nothing and pay the closing costs. You still pay off your own mortgage, liens, past-due taxes and HOA balances from the proceeds; see exactly what that means.
No repairs, no cleaning, no staging. Take what you want and leave the rest: old furniture, the garage full of boxes, the shed.
Our cash offer will usually be less than what you might get listing with an agent after repairs. That's the trade for speed, certainty, no repairs and no fees. Use our calculator to compare, and feel free to get an agent's opinion too.
We'd rather you hear this from us before you call. A cash sale suits owners who need a certain closing date, have no money or time for repairs, are handling an estate from out of town, or don't want strangers walking through the house. Here is how we build an offer:

Fill out the form or call with the address and your situation. We usually reply the same day.
We look at the house in person or by photos and send a written offer within 24–48 hours of seeing it or getting the details we need. No obligation.

Talk to your lender and a HUD-approved counselor first. If selling fits, we can aim to close before the sale date.

Tidal flooding or a storm claim. You still disclose what you know, but skip the repairs.

Source: Charleston Trident Association of Realtors MLS data, September 2026. Days on market runs from listing to contract; it is often another month to close.
A typical listing takes 38 to 55 days to go under contract, often another month to close, and ends a few percent below the original asking price. A listing seller usually pays:
Sell to us and you pay none of those, but our offer will usually be below list price. Put your own numbers into the cash offer vs. listing calculator to see your estimated listing net, then compare it with our offer.
We buy your house ourselves, with our own funds, and close in our own name. We don't put your house under contract and shop it to someone else, and we never advertise your house to other buyers before we own it. You'll know exactly who is buying.
South Carolina tightened the rules here. Its 2024 law (H.4754) defines wholesaling as marketing a house you only have under contract; it took effect May 21, 2024, and the rule on marketing a contract position took effect May 15, 2025. The SC Real Estate Commission's November 14, 2024 advisory opinion says marketing a contract without revealing the property is "practically impossible." What the wholesaling law means for sellers.
South Carolina requires a licensed attorney to handle or supervise the title search, closing and recording (State v. Buyers Service, 1987). We close at a South Carolina attorney's office, and you're welcome to have your own attorney look over everything at any point. How an SC attorney closing works.
We buy houses across Charleston, Berkeley and Dorchester counties. These three areas get the most calls.

Single-family medians of $995,000 (Upper) and $1,375,000 (Lower Mount Pleasant), CTAR, September 2026. Sellers here choose cash for speed, estates and as-is condition, not price.
Selling in Mount Pleasant
Lots of 1950s–70s ranches: in ZIP 29407 the median home was built in 1971 and 67.5% were built before 1980 (Census ACS 2024 5-year). Older systems often mean repairs.
Selling in West Ashley
The Town of James Island has the oldest housing in the region, with a median build year of 1970 (Census ACS 2024 5-year). Whether you're in the Town, the City or the county part, we buy as-is.
Selling on James IslandWe also buy houses in:
We are the buyer. We buy houses ourselves, with our own funds, and close in our own name at a South Carolina attorney's office. We don't put your house under contract and shop it to someone else, we don't assign contracts, and we don't list homes. From the first conversation you'll know exactly who is buying your house and who signs at closing.
Usually less than you might get by listing with an agent after repairs. That's the trade for speed, certainty, no repairs and no fees. We price from the as-is condition, a repair estimate, comparable sales and what we need to resell. Use our cash vs. listing calculator to compare, and feel free to get an agent's opinion too.
Yes. There are no fees or commissions, and we pay the closing costs, including the deed recording fee South Carolina normally charges the seller. You still pay off your own mortgage, liens, past-due taxes and HOA balances from the sale proceeds, and property taxes are prorated at closing. Every figure appears on the closing statement before you sign.
In as little as 7–14 days when the title is clear. You pick the closing date, and a later date is fine too. The closing attorney's title search, mortgage payoffs, liens, or a probate or divorce step can add time, and we'll tell you as soon as we know about anything that might affect your date.
Usually, yes. The SC Residential Property Condition Disclosure Statement has no investor or as-is exemption. It can be skipped only if both parties agree in writing, or if another listed exemption applies, such as a probate or court-ordered sale. Since June 2023 the form asks about flooding, and pre-1978 homes also need the federal lead-paint disclosure.
You have options, and selling is only one of them. Talk to your lender and a free HUD-approved housing counselor (888-995-4673) first. We can't stop a foreclosure and we never charge fees. If selling makes sense, we can make a cash offer and, when the title allows, aim to close before the sale date. We will never ask you to sign your deed over before closing.
