Selling Your House for Cash: Charleston FAQ
Straight answers about our offers, fees, attorney closings, seller disclosure and selling in a tough situation.
Get My Cash OfferThese are the questions Charleston-area homeowners ask most about selling to a cash buyer. If yours isn't here, call us at Call (727) 300-6656 or send the form, and we'll answer it plainly. For the step-by-step process, see how it works.
Cash offers and fees
Are cash home buyers legit, or a scam?
Many are legitimate, but check. Warning signs include upfront fees, promises to stop a foreclosure, asking you to sign your deed over before closing, telling you to pay them instead of your lender, or rent-back schemes. A real buyer closes at a South Carolina attorney's office, and you can bring your own attorney. We never charge fees and never ask for your deed before closing.
How much less do cash home buyers pay?
Usually less than you might get listing with an agent after repairs. That's the trade for speed, certainty, no repairs and no fees. How much less depends on condition, repair costs, comparable sales and resale costs. Use our cash offer vs. listing calculator to estimate your listing net, and feel free to get an agent's opinion too.
How do you decide your offer price?
We look at the house as-is, estimate repairs, check what similar updated homes nearby recently sold for, and subtract what we need to resell, including holding, selling and closing costs and our margin. We send a written offer within 24–48 hours of seeing the house or getting the details we need, and we'll explain the numbers.
Do cash home buyers pay closing costs?
We do. No fees or commissions, and we pay the closing costs, including SC's deed recording fee of $1.85 per $500. You still pay off your own mortgage, liens, past-due taxes and HOA balances from the sale proceeds, and property taxes are prorated at closing. Those debts come due in any sale.
Timeline and closing
How fast can you close?
In as little as 7–14 days when the title is clear. The closing attorney's title search, payoff letters, liens, probate or a pending divorce can add time, and we'll tell you early if we spot one. You choose the closing date, and a later date is fine if you need time to move.
When do I have to move out?
You pick the closing date, so you can plan the move around it. Most sellers hand over keys at closing. You don't need to clean or empty the house; take what you want and leave the rest. If you need more time, choose a later closing date when you accept the offer.
Can you sell a house in SC without a realtor?
Yes. An owner selling property they own doesn't need a real estate license in South Carolina (§40-57-240(1)). You still need a licensed SC attorney, because the title search, closing and recording must be handled or supervised by one. When you sell to us, a closing attorney handles that, and you can have your own attorney too.
Did South Carolina ban wholesaling?
Not outright, but a 2024 law (H.4754) defines wholesaling as marketing a house you only have under contract, effective May 21, 2024. The Real Estate Commission's November 2024 advisory opinion says marketing a contract without revealing the property is practically impossible. We avoid it: we're the buyer and don't shop your contract to anyone.
Condition and disclosure
Can you sell a house as-is in South Carolina?
Yes. South Carolina law allows as-is sales, and we buy houses as-is: no repairs, no cleaning, no inspections for you to fix. As-is doesn't mean hiding problems, though. Tell us what you know about the roof, water, foundation or past flooding, and we'll price it in rather than asking you to repair it.
Do I still fill out a seller disclosure form?
Usually. South Carolina's Residential Property Condition Disclosure Statement has no investor or as-is exemption. It can be waived only if both parties agree in writing or another listed exemption applies, such as a probate or court sale. Since June 2023 it asks about flood history and insurance. Pre-1978 homes also need the federal lead-paint disclosure.
Should I fix my house or sell as-is?
Repairs can raise a listing price, but they cost money and months, and you carry the mortgage, taxes and insurance meanwhile. If you have the cash, time and energy, fixing and listing may net more. If not, selling as-is may make sense. Our calculator lets you compare repair costs, holding costs and commission against a cash sale.
Situations
Can I sell an inherited house before probate is finished?
Often, yes. If the will gives the personal representative power to sell, the PR can usually sign the deed. If not, a court order or the heirs' agreement may be needed. Creditors have 8 months to file claims. We work with the estate's attorney and the Charleston, Berkeley or Dorchester County Probate Court timeline.
Can I sell my house if foreclosure has started?
Usually, until the sale. Talk to your lender and a free HUD-approved housing counselor (888-995-4673) first; selling is only one option. We can't stop a foreclosure and never charge fees. If selling makes sense, we can make a cash offer and, when the title allows, aim to close before the Master-in-Equity sale date.
Can I sell my house if I owe property taxes?
Yes. The delinquent taxes are paid from your proceeds at closing. Charleston County's delinquent tax sale begins November 9, 2026; confirm the venue with the county. Even after a tax sale, owners generally have 12 months to redeem. Call the county Delinquent Tax Office for your exact payoff, and we'll work toward closing before the sale.
Can I sell my house during a divorce?
Yes, but everyone on the title must sign, and the closing attorney may also want a family court order. In South Carolina, property bought during the marriage is generally marital property regardless of whose name is on title. Your divorce attorney and our closing attorney will confirm whose signatures are needed before closing.
Can I sell my house with tenants in it?
Yes. We buy rentals with tenants in place, so you don't need to wait for a lease to end or ask anyone to move. Leases usually transfer with the sale, along with deposits; ask your attorney how that works for your leases. Tell us about rents, lease terms and condition, and we'll price the house as it is.
The Charleston market
Is Charleston a buyer's or seller's market right now?
It's in between. In September 2026 the Charleston Trident region had 3.6 months of supply, a 55-day median from listing to contract, and sellers received 95.6% of original list price (Charleston Trident Association of Realtors MLS data, September 2026). Listing works for many homes; a cash sale fits when speed, condition or certainty matter more.
Our cash offer will usually be less than what you might get listing with an agent after repairs. That's the trade for speed, certainty, no repairs and no fees. Compare your numbers with our calculator, and feel free to get an agent's opinion too.
